We’re ultra-conservative when we underwrite deals. For example, we include replacement reserves “above the line”, we secure long-term debt. We look for value-add deals with strong cash flow after stabilization in 12 to 24 months.

Gary Van Bortel is the founding member of Upstate Investors Group where he actively acquires and manages a portfolio of high performing real estate assets. Gary owns and manages 17 apartments and actively searches and analyzes larger multifamily apartments buildings. Having now invested in real estate for more than two decades, Gary has gained extensive experience investing in real estate and syndication. Gary understands the value of investing in multifamily and the freedom and financial flexibility investing provides.
